CONDO HOTELS
Condo hotels are four or five stars hotel lodgings, featuring independent apartments or flats, which can be considered as independent properties and can be leased or rented. Basic condition for that is that the owners of the apartments or flats are obliged to grant them to the operator of the tourism business free for use, as parts of the hotel, for twenty years at least and six months per year.
The establishment of such hotels is allowed in all lands no matter  their size (for lands within the city plan) as well as in lands with the least area of 50.0000sm (for lands not within the city plan).Long term leased parts of such hotels is not allowed to exceed 50% of the overall building factor.
Specially, for Condo hotels that are embedded in complex tourist accommodations, the percentage of their long term leased parts and their long term leased tourist furnished residences, cannot exceed 50% of the overall of the complex tourist accommodation. At the same time it is equally important that Condo Hotels will not be subjected to the law of development motives.
Indicative, for Condo hotels apply the following :

  • There has to be four or five stars hotels, the rooms or apartments of which can be obtained by more than one owners and will be operating as a unified tourist business
  • The owners of the apartments will grant them for six months per year
  • The establishment of Condo hotels is allowed in all lands no matter their size (for lands within the city plan) and in lands of at least 50.000sm (for lands not within the city plan)
  • Long term leased parts of Condo hotels is not allowed to exceed 50% of the overall building factor
